This includes quarterly property inspections, coordinating maintenance with approved contractors, and ensuring compliance with legal obligations (e.g., gas safety certificates, EPCs, and deposit protection under a government-approved scheme). Ideal for landlords seeking a hands-off approach to maximize rental income and protect their investment. Cost: 8% + VAT of monthly rent. Optional extras (e.g., inventory reports, tenancy renewals) are available at additional cost, discussed prior to instruction.
Our Let Only service is designed for landlords who prefer to manage their property but need professional support to secure the right tenant. We provide a rental valuation, high-quality marketing (including professional photography and listings on major portals), handle viewings and enquiries, conduct detailed tenant and guarantor referencing, prepare tenancy agreements compliant with the Tenant Fees Act 2019, collect the first month’s rent, register the deposit with a government-approved scheme, and notify councils and utilities of move-in/move-out. Once the tenancy begins, you take full responsibility for ongoing management.
